Commercial Metal Systems

Commercial Metal Roofing in Georgia & South Carolina

Standing-seam and architectural metal roofing engineered for the long haul - decades of weathertight performance for warehouses, schools, churches, and industrial facilities across the Coastal Empire and the Carolinas.

Commercial Metal Roofing Built to Outlast Everything Around It

When a building has to perform for 40, 50, even 60 years, metal is the system that earns its keep. RPI designs and installs commercial metal roofs that take the heat, shed the water, and shrug off the wind that the Coastal Empire and the Carolinas throw at them. We have done exactly that for Georgia and South Carolina building owners since 2000 - more than 25 years of commercial roofs that are still doing their job.

We are a commercial-only contractor. Our crews live in the details that matter on a real building: thermal movement, fastener pattern, panel engagement, curb flashing, and the transitions where a roof actually fails. As a Carlisle-certified, award-winning roofer, we do it right the first time, then we stand behind it with a manufacturer-backed warranty.

Whether you are putting metal on a new structure, retrofitting over an aging system, or matching an existing standing-seam profile, we spec the panel, gauge, finish, and clip assembly to the building and the warranty you need - not to whatever is fastest to install. Metal is one of four core systems we install; see the full lineup on our commercial services page.

Metal, Done Three Ways

From watertight structural standing-seam to economical retrofit framing, we match the right metal assembly to the building, the budget, and the warranty.

Standing-Seam Metal

Concealed-fastener standing-seam panels are the gold standard for commercial metal. Vertical legs and a mechanically or snap-seamed joint give you a clean, weathertight surface with no exposed penetrations across the field of the roof - and decades of low-maintenance life.

Metal Retrofit & Re-Cover

Aging metal or low-slope roof? A retrofit sub-framing system lets us install new standing-seam panels over the existing deck - adding slope for drainage and a fresh insulation layer without a full tear-off, keeping operations running underneath.

Exposed-Fastener & Trim

For facades, mansards, canopies, and budget-conscious roofs, exposed-fastener panels and custom metal trim deliver a sharp, durable finish. Our sheet-metal detailing ties the whole envelope together - copings, fascia, gutters, and flashing fabricated to fit.

How We Spec a Metal Roof

No two commercial buildings carry the same loads, slopes, or wind exposure, so we never start from a stock detail. Every metal project follows the same disciplined path:

  1. Roof and substrate survey. We measure the deck, check slope and drainage, and document the condition of the structure before a single panel is ordered.
  2. Panel, gauge, and finish selection. We match profile, steel or aluminum gauge, and a cool-rated finish to your building's wind zone, span, and budget.
  3. Clip and seam engineering. Concealed clips and the seam type are chosen for the calculated uplift, especially on coastal and Upstate exposures.
  4. Detailing and warranty. Curbs, penetrations, and transitions are fabricated to fit, then registered for a manufacturer-backed system warranty.

The result is a roof engineered for your building, not a one-size-fits-all install. Pair it with scheduled maintenance and repair and the metal will outlast nearly everything else on the property.

The Payback

Performance That Pays Back

Longevity

Properly installed standing-seam routinely delivers 40-60 years of service - often outliving the membrane and built-up systems around it, and lowering lifetime cost per year.

Wind & Weather

Engineered clip and seam systems are tested for high uplift - critical for coastal Georgia and the Carolina Upstate. Metal sheds water fast and resists impact, hail, and fire.

Energy & Reflectivity

Cool-rated finishes reflect solar load and cut cooling costs, with finish warranties that hold their color and chalk resistance for decades.

Low Maintenance, Right for the Whole Portfolio

Concealed fasteners mean fewer failure points and fewer service calls. A standing-seam roof has no field penetrations to back out, no exposed sealant to crack, and no membrane seams to split - which is why metal is so often the right call for facility managers who never want to think about the roof again. Backstop it with a scheduled maintenance plan and the asset stays under warranty and under control for its full service life.

Commercial metal roofing fits a wide range of building types - warehouses and distribution centers, schools, churches, retail, and industrial facilities. If it is a commercial structure in Georgia or South Carolina, we can roof it. We serve four markets - Savannah, Augusta, Columbia, and Greenville-Spartanburg - so a local crew is never far from your site. See the full coverage map on our service area page.
