Commercial Roof Repair in Georgia & South Carolina
A leak doesn't wait, and neither do we. Local RPI crews diagnose, stop, and document commercial roof leaks across Georgia and South Carolina - on any single-ply, built-up, or metal system, whether we installed it or not.
Stop the damage before it spreads
A small membrane split, a backed-up drain, or a failed pitch pan can turn into soaked insulation, ruined inventory, and shut-down operations faster than most owners expect.
RPI has fixed commercial roofs across the Coastal Empire, CSRA, Midlands, and Upstate South Carolina since 2000. We service warehouses, distribution centers, schools, churches, retail, office, healthcare, and industrial facilities - commercial only - which means the crew on your roof does this every day. We find the real source of the leak, give you a straight repair-versus-replace answer, and document the fix for your warranty and insurance file.
Emergency leak response across GA & SC
Water coming through the deck right now? Call your nearest RPI market directly and we'll get a crew moving to dry-in the roof and protect what's underneath. With teams based in Savannah, Augusta, Columbia, and Greenville-Spartanburg, we're close enough to respond fast across the Coastal Empire, CSRA, Midlands, and Upstate. The first priority on any active leak is containment - tarp or patch the entry point, redirect water away from electrical and inventory, and stabilize the roof - then we return for a permanent, spec'd repair once the weather and the deck allow. A diagnosis-first repair process
Most "repairs" fail because nobody found the actual source. We trace water to its origin, fix the system the way the manufacturer specs it, and prove the work is sound before we leave.
- Inspect & trace - we walk the roof and check penetrations, seams, flashings, drains, and the deck below to find where water is actually entering, not just where it shows up inside.
- Diagnose & quote - you get a clear written scope: what failed, why, exactly what we'll repair, and an honest call on whether a repair or restoration is the smart spend.
- Repair to spec - trained crews make the fix with the right TPO, PVC, EPDM, BUR, or metal detailing, protecting any existing manufacturer warranty on the system.
- Verify & document - we confirm the repair holds, photo-document the work, and hand you a record for your facility, warranty, and insurance file.
Repair or replace? We'll tell you straight
"Do Right" means telling you the truth about your roof. A repair or a roof coating and restoration can add years to a roof that still has good bones - often for a fraction of replacement cost. A repair is usually the right play when:
- The leak is isolated to a few penetrations, seams, or flashings.
- The membrane or built-up field is still in serviceable condition.
- The deck and insulation below are dry and structurally sound.
- You want to extend service life and defer capital spend on a sound roof.
We never push a replacement you don't need. But when leaks are widespread, core samples confirm trapped water, the roof is at or past its service life, or you want a fresh manufacturer warranty, a re-roof is the honest call - and you get a clear scope, the system options that fit the building, and a warranty backed by our Carlisle credentials.
Once a leak is fixed, a scheduled maintenance and inspection program is the cheapest way to keep it fixed - we catch the next failed seam or flashing before it becomes the next emergency. For roofs nearing the end of their service life, our coatings and restoration and commercial re-roofing options carry the work all the way to a fresh Carlisle warranty.

What we repair on flat & low-slope roofs
Seams, Splits & Membrane
Open laps, membrane splits, and weathered field seams are the most common entry points on TPO, PVC, EPDM, and BUR roofs - and the most often missed.
Penetrations & Flashings
Pipe boots, pitch pans, curbs, and wall flashings flex and crack over time. We re-detail them to manufacturer spec so the fix actually holds.
Drains & Ponding
Backed-up drains, clogged scuppers, and standing water punish a low-slope roof. We clear the path, reset details, and stop water from sitting where it shouldn't.
